How to narrow it down
Start with the room, not the spec sheet. Brightness matters more than anything else, and the number you need depends on how much light you cannot control. A dark home theatre is comfortable at 1500 to 2500 ANSI lumens. A living room with the blinds closed at night wants 2500 to 3500. A classroom or boardroom with windows and fluorescent lighting needs 4000 or more, and a hall or church usually starts at 5000.
Then measure your throw distance. The gap between the lens and the wall decides your screen size. If you have less than two metres to work with, you want a short throw or ultra short throw model rather than a standard one.
Resolution last. Full HD 1080p is the sensible default for movies and gaming. 4K UHD is worth it on screens over 100 inches, or where you sit close. SVGA and XGA are fine for slides and documents in a classroom, and they cost far less.
